I read w/ interest the post on hunting getting more and more expensive and alot of hunters being priced out of hunting. I took to heart the advice on buying my own land and I went ahead and bought ~40 acres that I found in the "Land for Sale" section of TexasHuntFish.
I had been looking for land to buy for several months and found a good deal and persued it aggressively. I did alot of research on the property, the taxes, utilities, surrounding area, etc to make sure it fit all my needs.
Sure it cost alot of money. I probably could've paid for a nice lease for the rest of my natural life for what the land cost me, but the difference is that I own the property and I can pass it on to my kids. To me, the investment I made was not monetary. I invested in my kids love of the outdoors.
So I guess the point I wanted to make is that land is a disappearing resource that continues to get more expensive as it diminishes. If you have the means to do so, I would rather see an avid outdoorsman buying a piece of property than a land developer. So start a financial plan that will allow you to jump on that property whenever opportunity arises.
BTW, I was setting up a trail camera on my new property last week (I had just signed all the papers w/ the title company that morning) when I jumped a pair of hogs wallowing in one of the ponds (It was about 3PM and 97deg outside). A 250lb sow and her piglet. I sat and watched them for several minutes before they got up and headed for the brush. I was so interested watching them that I forgot to get the camera out of my pack. I had a pistol w/ me, but I was happy just watching them. Next time will be different... I hope I got some good stuff on the trail cam. There are lots of deer and coyote tracks on the property.
I'd like to post my adventures w/ the new property as I do them. I need to setup feeders, stands and blinds, cut shooting lanes, setup some sort of game management, plant food plots, clean up and stock the ponds... Lots to do before deer season starts.
